Do I Need Florida Flood Insurance? Many Floridians think that because they don’t live in a flood zone, they don’t need flood insurance. Unfortunately, that’s a costly and dangerous misconception.
What Are Flood Zones?
The Federal Emergency Management Agency (FEMA) defines flood zones as geographic areas according to their varying levels of flood risk. Each zone reflects the severity or type of flooding in the area, with coastal areas, low-lying areas, and locations close to sources of water are typically considered higher risk zones than those that are far from water. You can find out if your home is in a particular flood zone by entering your home’s address into the FEMA Flood Zone website.
Surrounded by water on all sides but one, and with a subtropical climate that is prone of hurricanes, tropical storms, and incredibly heavy rains, every home in Florida is at risk for flooding, in spite of any federal designations. “Fun” Fact from FEMA – the average flood claim from 2005-2006 cost $69K.
